Brennan practices commercial real estate and development law, providing legal services to a large cross section of clients. He provides practical, efficient and timely advice to his clients for all types of commercial real estate transactions, including purchases, sales, leasing, joint venture and development arrangements, and financings.  

Brennan has particular expertise working with public and quasi-public clients, including various hospitals, colleges and municipalities. Projects for these clients include the design, build, financing, operation and maintenance of privately-managed medical office buildings and student residences. He also works closely with real estate professionals and in-house legal counsel for some of Canada's largest commercial and retail players to deal with their most important real estate matters.

Experience

  • Acting for Lambton College with respect to the development of a new student residence housing over 300 students.
  • Counsel to Asahi Kasei Corporation in connection with the acquisition of vacant lands in Port Colborne, Ontario for the purpose of constructing a C$1.7 billion integrated lithium-ion battery separator plant.
  • Counsel to Toronto Lands Corporation (an affiliate of Toronto District School Board) with respect to various real estate transactions including dispositions, acquisition and new development projects.
  • Acting for Grand River Hospital and St. Mary's General Hospital with respect to the development of a new hospital in Waterloo Region, on lands currently owned by the University of Waterloo.
  • Acting for Trillium Health Partners with respect to the major redevelopment of the Mississauga Hospital in Mississauga, Ontario 
  • Acting for Southlake Health with respect to the process to acquire a new site for the development of a new acute care hospital.
  • Acting for Oak Valley Health regarding various real property matters associated with the redevelopment of its Uxbridge Campus, including the long-term lease for a new medical office building and the development of a new long-term care home adjacent to the existing hospital building.
  • Acting for Collingwood General and Marine Hospital with respect to the acquisition of a new site for the development of a new hospital in Collingwood, Ontario.
  • Acting for Muskoka Algonquin Healthcare with respect to the acquisition of a new site for the development of a new Bracebridge Hospital.
  • Acting for Lake of the Woods General Hospital with respect to the acquisition of a new site for the development of a new hospital in Kenora, Ontario.
  • Acting for Grandbridge Energy with respect to its lease to the County of Brant for the development of a New Brant-Brantford Paramedic Services Headquarters, including the retrofit of existing office space and construction of a new garage facility.
  • Counsel to Mohawk College with respect to the acquisition of land on the north side of Fennell Avenue from the Province of Ontario, as part of consortium with Schlegel Villages.  It is anticipated that these lands will be developed for a variety of educational, residential and long-term care uses. 
  • Counsel to KDDI Canada, Inc. on the C$1.35 billion acquisition of three data centres in Toronto from Allied Properties REIT.
  • Counsel to CreateTO in negotiations with Enwave for the installation of a geoexchange energy system at the Six Points development in Etobicoke that will benefit a variety of future buildings, including the new Etobicoke Civic Centre.
  • Represented Brightshores Health System in connection with its built-to-suit purchase transaction for the new Wellness & Recovery Centre – Mental Health and Addictions in Owen Sound, Ontario
  • Counsel to the City of Vaughan in connection with real estate issues associated with the Vaghan Metropolitan Centre, including development of a pedestrian mews and the build-out of the Edgeley Pond and Park
  • Acting for Trillium Health Partners with respect to the development of two new long-term care homes (632 beds) at 2180 Speakman Drive, Mississauga.  The long-term care homes are operated pursuant to a lease with Partners Community Health.
  • Counsel to MacLachlan College with respect to its lease for its South Sheridan Way Campus in Mississauga, Ontario.
  • Counsel to Canadian Nuclear Laboratories Inc. (CNL) and Atomic Energy of Canada Limited (AECL) in connection with its program to host small modular nuclear reactors, to be located at Chalk River Laboratories, a site owned by AECL and managed by CNL.
    Represented Providence Care Centre (Kingston) in connection with the development of a new senior living facility at Providence Village.
  • Counsel to Microsoft Canada for its Canadian Office headquarters lease on the top floors of CIBC Square in Toronto, Ontario.
  • Retained by Investors Group to provide advice on commercial leases for both office and retail premises throughout Canada.
  • Represented University Health Network with respect to the lease of a building to Noventa for the development of a district energy system that will provide heating and cooling systems to Toronto Western Hospital.
  • Provided advice to ATS Industrial Automation with respect to its lease of an approximately 107,000 square foot manufacturing and warehousing facility in Cambridge, Ontario.

  • Legal Advisor to John Howard Society on a potential support centre located near to Toronto's new jail in south Etobicoke
